Alameda Avenue Cornerstone Plan

The goal of the Lakewood Cornerstone Plan is to plan for the future of “downtown” Lakewood along Alameda Avenue between Sheridan and Union Boulevards. The plan will identify strategies to link employment, transportation, communications, retail and housing and identify opportunities for mixed-use development. The goal is to build upon recent land use successes such as Lakewood City Commons and Belmar and create a strong and vibrant downtown.  The Alameda Cornerstone Plan has been developed through an innovative partnership comprised of the Alameda Gateway Community Association, the Denver Federal Center - General Services Administration, the Regional Transportation District, and the City of Lakewood. Dover Kohl, a professional planning firm, has assisted the team members in developing the Alameda Cornerstone Plan.

Key Aspects of the Alameda Cornerstone Plan

Land Use
The heart of the Cornerstone Plan is the establishment of a hierarchy of centers along Alameda Avenue.   “Downtown” Lakewood would be located at Wadsworth Boulevard and Alameda Avenue.  Smaller neighborhood serving centers would continue to grow at Harlan Street, Garrison Street, and Oak Street.  These neighborhood centers would include uses such as coffee shops, small retail shops, and small service shops as shown in the images on the back of this page.

Urban Design
The Cornerstone Plan calls for the development of consistent standards for new building construction so that an identifiable image is created for the City of Lakewood along Alameda Avenue. The building design standards would call for quality architecture and materials, for buildings to be located near the road, and for parking lots to be located to the rear and sides of buildings.

Landscaping
The Cornerstone Plan identifies the need for consistent landscaping along the corridor. By establishing landscaped medians in the middle of the roadway and landscaped areas along the sides of the roadway, Alameda Avenue will be greatly enhanced and the corridor will be visually connected from Sheridan Boulevard to Union Avenue. Additionally, landscaping along the corridor will make Alameda Avenue a more pleasant walking and biking environment.

Transportation
The Cornerstone Plan recognizes that Alameda Avenue is a major transportation corridor.  As such, it is important that regional traffic be accommodated along with local traffic.  The recommended transportation improvement would be one that incorporates landscaped medians, travel lanes for longer trips, and frontage roads for local trips.  A circulator bus shuttle system is also recommended as a way to connect Union Boulevard, the Federal Center, downtown Lakewood, and the proposed light rail transit system on 13th Avenue.
