Rooney Ranch Sub-Area Plan

The Rooney Ranch Sub- Area Plan is the result of a collaboration of Jefferson County, the Town of Morrison and the City of Lakewood to address planning and land use matters.

The Rooney Ranch Sub-Area is approximately 150 acres in size and is located at the intersection of Alameda Parkway and C-470 highway. It comprises a small portion of the Rooney Valley, which stretches south along State Highway C-470 to Morrison Road. The plan area encompasses major land holdings by Security Investments, the Dinosaur Ridge Visitors Center and Rooney, Inc. A portion of the Rooney Ranch is listed on the National Register of Historic Places and Dinosaur Ridge immediately to the west of the Rooney Ranch is a Natural National Landmark.

The C-470 and Alameda Parkway intersection is currently being constructed as an interchange to serve those using the highway to access developments within the Rooney Valley. Construction should be completed by July of 2008. It is anticipated with the completion of the interchange, that future development will occur.

The Rooney Ranch Sub-Area Plan was intended to produce a plan acceptable to all jurisdictions and demonstrate sound planning principals while preserving the unique natural features of the area. The Rooney Ranch Sub-Area Plan is still being drafted for future consideration by the Joint Project Review Committee (JPRC) that is made up of members of the Town of Morrison and the City of Lakewood. The JPRC will review any development that is annexed into either community as allowed by the Intergovernmental Agreement between the two communities.
