West Colfax Avenue
Land Use Regulations Update -
Property Owner Meetings
Help the City of Lakewood update land use regulations for the Colfax Avenue corridor.
Over the last year, a focus group of City officials, City staff, and West Colfax business owners and neighbors have discussed potential updates to the West Colfax Avenue land use regulations found in the City’s Zoning Ordinance. The West Colfax Avenue Action Plan, adopted by the Lakewood City Council in 2005, recommends that the current overlay district regulations be reviewed and updated, or replaced, as a step in the continuing effort to revitalize Colfax.
The focus group has taken the next step towards implementation of the West Colfax Avenue Action Plan by creating a new zone district that would be applied along Colfax Avenue. The Colfax Mixed Use (CMU) Zone District is intended to allow and encourage development that will create a unique corridor within the City of Lakewood for working, shopping, and living. The CMU district would encourage a broad mix of commercial and residential uses along Colfax.
As a property owner, you are invited to attend an open discussion of the proposed zone district language. The focus group hopes you will take time to review the draft language and provide us with any comments or concerns you may have.
In order to provide all property owners adequate time to discuss and comment on the draft language in a small group setting, we have split the Colfax corridor into two segments with separate meeting dates:
Area |
Date |
Time |
Depew to
Saulsbury Street |
June 24, 2008 |

Both of the meetings will be held at the Lakewood Civic Center, 480 South Allison Parkway, on the second floor of the North Building.
Please RSVP at 303-987-7515 and indicate which meeting you will be attending.
A draft of the proposed Colfax Mixed Use (CMU) Zone District language can be found on the City’s website.
If you are unable to attend a meeting, City staff will be available to meet with you on an individual basis. Contact Rob Smetana with the City of Lakewood, 303-987-7745 or e-mail at robsme@lakewood.org to schedule a meeting.
