West Colfax Avenue
Land Use Regulations Update

In December of 2005, the City adopted the West Colfax Avenue Action Plan. One of the primary implementation steps described in the Plan is to update Article 19 of the City's Zoning Ordinance, also known as the West Colfax Avenue Overlay District.

The Action Plan recommends that the overlay district be updated or replaced by new zoning to address issues such as architecture, landscaping, site design, parking lot location, building materials, etc. The Action Plan also recommends that mixed-use buildings and projects, which include residential development, be allowed and encouraged along Colfax.

In order to facilitate the update of the land use regulations, the City has convened a focus group of City Council and Planning Commission members, Colfax Avenue business owners, neighborhood representatives, and interested citizens to review the existing overlay district language and recommend changes and/or additions.

The first public open house was held on January 24, 2008. The following material was presented at the open house.

A second open house was held on May 8, 2008.  The open house provided an opportunity for property and business owners along the corridor, and residents in adjacent neighborhoods, to review and comment on the proposed Colfax Mixed Use Zone District

On June 24th and 26th, City staff will be meeting with property owners along the Colfax corridor to discuss the Colfax Mixed Use Zone District language. If you are a property owner along the corridor, please feel free to attend one of the meetings. A copy of the meeting notice can be found here:

The Colfax Mixed Use (CMU) Zone District is intended to allow and encourage development that will create a unique corridor within the City of Lakewood for working, shopping and living. The CMU district will encourage a broad mix of commercial and residential uses along Colfax Avenue, as well as require pedestrian-friendly building and site design.
