Design Guidelines

Design Manual : The guidelines contained in this manual are a component of existing zoning laws. Traditional or standard zoning regulations do not typically address the quality or appearance of a development; they merely regulate the types and locations of land uses along with health, safety, and welfare issues. It is evident, however, that the appearance of development and building design are directly related to economic stability, managed growth, and improved quality of life.

Lakewood City Center Placemaking Signage Guidelines: A Pattern Book : The purpose of these guidelines is to help visually unify Lakewood City Center (defined as the four quadrants of the Alameda Avenue and Wadsworth Boulevard intersection) through the implementation of coordinated signage elements.  The guidelines are intended to create high-impact ideas, provide clarity and serve as a practical and useable conceptual guide to introduce these signage elements over time.

Transit Mixed Use Zone District Development Manual: The Transit Mixed Use Zone District Development Manual has been created to provide examples of appropriate transit-oriented development around Lakewood’s light rail stations. The manual is intended to help the development community and Lakewood citizens understand the zone district requirements and to present the level of quality expected by the City for all projects located within the Transit Mixed Use Zone District areas.

Colfax Mixed Use Zone District Development Manual: The Colfax Mixed Use Zone District Development Manual has been created to provide examples of appropriate mixed-use development along Colfax Avenue. The manual is intended to help the development community and Lakewood citizens understand the zone district requirements and to present the level of quality expected by the City for all projects located within the Colfax Mixed Use Zone District areas.
