Zoning Ordinance 

The Lakewood Zoning Ordinance (Title 17 of the Lakewood Municipal Code) governs land use and development throughout the city of Lakewood. The Zoning Ordinance was amended on Dec. 12, 2016 and became effective Jan. 30, 2017. 

The Lakewood Zoning Ordinance implements the city’s future vision as outlined in the comprehensive plan. The zoning ordinance is intended to simplify the land development process while balancing changes in land use patterns and technological advancements.

Subdivison Ordinance

Title 16 of theMunicipal Code. The Subdivision Ordinance specifies the requirements for dividing and consolidating property. The Plat Specifications(PDF, 818KB) is a technical document for professionals who prepare subdivision plats. It contains a checklist of elements that must appear on a plat, general notes, and signature blocks, a sample plat and AutoCAD template(PDF, 818KB).

View the city's Zoning Map

To view the zoning on a property, go to the zoning Map, start by entering the numeric portion of the property address then selecting the full address from the pop-up list.  When the map takes you to the address, click on more details to see the zoning and other information about the property.

Searching tips when using the zoning map above:
Enter the address number (i.e. for 445 S Allison Pkwy, just enter 445), you will see an address pick list appear, select or click your address of interest and the map will zoom to your selection. You can also type the full address but make sure not to use punctuation and adhere to postal address standards, so for example a full address would be typed as (480 S Allison Pkwy) then click the search button. Street name search is also available, just type the street name in the address window and click search, for example (Allison) or (445 S Allison) to search all the addresses for this primary address.

Historical Zoning

In 1969, the City of Lakewood incorporated and adopted Jefferson County’s Zoning Ordinance. The Lakewood Zoning Ordinance was amended in 1980, including significant changes like modifying the land use classification system, consolidating several residential zone districts and modifying some dimensional standards. The current Lakewood Zoning Ordinance became effective December 12, 2016.
