Notice of Lien

The City of Lakewood Sewer and Stormwater Utility Billing has a process to ensure fee collection from all property owners including, if necessary, placing a lien on the property. Liens are filed once a year with the Jefferson County Assessor's Office and are attached to the property taxes as a special assessment.

The lien process is started in late August with past due accounts receiving a “Notice to Lien” letter. In order to avoid a property lien, payments must be made by the October date stated in the letter. Final liens are filed with Jefferson County on November 1, and a $50 lien charge is added to the accounts past due amount.

Once a utility lien has been filed with Jefferson County, collection of the lien is handled by the Jefferson County Treasurer’s Office:

The City of Lakewood Sewer and Stormwater Utility Billing prepares a blanket release for liens in July of the following year. An early release of lien can be issued by sending a copy of the certified tax certificate from Jefferson County showing the lien has been paid, along with a check for $25 made payable to the City of Lakewood:
